After negotiating all the project details and terms with your roofing contractor, you may be tempted to quickly skim the contract and then sign, so that you can get the project moving along.
WAIT A MINUTE! Before you sign the roofing contract , make sure that you read through it carefully and ensure that all the important details pertaining to the project are listed. Here are some of the basic elements that you should find on the contract :
Project description. This will lay out the scope of work that the contractor will do. This description should include what parts of the roof are being worked on, as well as the procedures that will be done to your roof. Since this is one of the most critical parts of the contract, make sure that all of the work you want done to your roof is listed here.
Project timeline.Even though weather or other unanticipated events may delay or stall your home improvement project, make sure that the contract provides the approximate dates of when the project will start and finish. This way, if there are excessive delays, you and your contractor can refer back to the original timeline in the contract to decide next steps.
Project cost. Ensuring that the project cost is listed in the contract will prevent a nasty surprise when you receive the final invoice at the end of the project. In this section, you should also be able to find out how much money you will need to pay up front for a deposit.
Warranty information.Check to see if there is warranty information on each of the materials that are being installed onto your roof. If you can’t find it, ask your contractor to add it to the contract or to provide a separate document about warranty information.
Conflict Resolution. What happens if you or your contractor breaks the contract? Will you consider arbitration or mediation? Ideally, you won’t have to deal with breach of contract, but if you do, this section of the contract will be very useful. Keep in mind that if you encounter any problems with your roofing project, always contact your contractor directly first to try to resolve the problem in a timely manner.
